The Sathorn City Tower project was awarded LEED O+M Gold. LEED O+M is a sustainability certificate for existing buildings and refers mainly to the green Operation and Maintenance of buildings. With an emphasis on waste minimization, interior environmental quality, energy and water efficiency, and increasing buildings’ continuous performance, this accreditation aims to improve sustainable building performance.
Situated on Sathorn Road in Bangkok, Sathorn City Tower is adjacent to the Chong Nonsi BTS station and comprises retail and commercial spaces. The gross floor area of this office facility is 66,122 square meters. Sathorn City Tower is currently one of the few buildings in Thailand to be awarded a LEED V4 O+M certification.
Our partner company Africvs Co., Ltd., who was the LEED consultant for the project, while EGS-plan (Bangkok) Co., Ltd. provided support with ASHRAE Level 1 & Level 2 Energy Audits and general technical consulting. Moreover, an I-BEAM procedure has been set up to improve the indoor air quality in the building. I-Beam stands for “Indoor Air Quality Building Education and Assessment Model” and is a tool to identify a wide range of deficiencies in building operation such as sufficiency of lighting use, ventilation, and mold & moisture control. Besides many other measures, an energy recovery system was installed in the fresh air handling units with the goal to reduce the cooling energy demand by up to 60%. Furthermore, VSD drives were added to the fans to save electric energy and the old chiller were replaced by highly efficient water-cooled chiller.
These measures will optimize the building’s operational costs and reduce environmental impact while offering a framework for continuous evaluation and enhancement, to improve the sustainable performance of Sathorn City Tower.
